Debt consolidation
Thinking about bringing credit cards, personal loans or other debts together? Our friendly specialists help homeowners across the UK explore debt consolidation, with advice that starts with your circumstances rather than a product.
What is a debt consolidation mortgage?
Debt consolidation means replacing several existing debts with new borrowing. For homeowners, this could involve remortgaging or taking a second charge mortgage. You repay the new borrowing under its own terms; consolidation does not write off what you owe. Securing previously unsecured debts against your home puts your property at risk.
Remortgage, second charge or another option?
A remortgage replaces your existing mortgage and may allow additional borrowing to repay debts. A second charge is a separate loan secured against your home, leaving your first mortgage in place. We compare these with further borrowing from your current lender and unsecured alternatives where appropriate, including the effect on your existing mortgage deal.
A lower payment can mean a higher total cost
Spreading debt over a longer term may reduce monthly payments but increase the total interest paid. Compare the interest rate, all fees, any early repayment charges, the term and total amount repayable—not just the monthly figure. Consolidating debt is not always the right choice.
How we assess your circumstances
We discuss your income, essential spending, existing mortgage, property value and debts. Your equity, credit history and affordability affect the options available. If you have an adverse credit history—such as missed payments, defaults, CCJs or arrears—specialist lenders may still consider your circumstances, and we will be honest about what is realistic. Have your mortgage statement, debt balances, repayment amounts and evidence of income ready for your conversation. No lender approval is guaranteed.
Support if repayments are becoming difficult
If you are struggling to meet repayments, free independent debt support may be more appropriate than taking on new secured borrowing. MoneyHelper and StepChange can help you understand debt-management options. We encourage you to consider those alternatives before securing debt against your home.
Questions about debt consolidation
Can I consolidate credit cards into my mortgage?
It may be possible, subject to lender criteria and affordability. However, moving unsecured credit-card debt into a mortgage makes your home security for that debt and may increase the total cost over a longer term.
Can I consolidate debts with an adverse credit history?
Adverse credit such as missed payments, defaults, CCJs or arrears affects which lenders and rates are open to you rather than ruling you out entirely. We can review your circumstances and discuss which specialist lenders may be worth considering, though an application or approval cannot be guaranteed and rates may be higher.
Will debt consolidation save me money?
Not necessarily. A lower monthly payment may reflect a longer repayment term rather than a lower overall cost. Compare all fees and the total amount repayable against your existing arrangements.
