Bridging loans
Need short-term borrowing while a longer-term plan comes together? Bridging loans can help homeowners, buyers and landlords move quickly across the UK, and our friendly specialists will explain the costs, risks and exit plans before you commit.
What a bridging loan is used for
A bridging loan is short-term borrowing secured against a property. It is commonly used to complete a property purchase before another sale finishes, buy at auction, fund renovations before refinancing, or cover a gap in a chain. Because terms are usually measured in months rather than years, a clear repayment plan is essential.
How a bridging loan works
Bridging loans typically run from a few weeks up to around eighteen months. Interest may be paid monthly, rolled up and repaid at the end, or deducted from the loan when it is released. Most lenders require an exit plan—usually the sale of a property or refinancing onto a longer-term mortgage—and may ask for evidence of how that exit will happen.
Understanding the costs
Bridging finance usually costs more than a standard mortgage. Expect arrangement fees, valuation and legal costs, exit fees and potentially higher interest rates. Where interest is rolled up, it can compound and increase the amount owed, so compare the total cost of borrowing for the whole term, not just the monthly figure.
Regulated and unregulated bridging
When a bridging loan is secured on a home that you or your family live in, it is usually regulated by the Financial Conduct Authority. Loans secured on investment or commercial property often fall outside FCA regulation, which changes the protections available. We will always explain which type applies to your case and what that means for you.

Questions about bridging loans
How quickly can a bridging loan complete?
Some bridging loans can complete in a matter of days once valuations and legal work are done, which is why they suit auction purchases and tight deadlines. Timelines depend on the lender, the property and how prepared your exit plan is.
What is an exit plan?
An exit plan is how you will repay the bridging loan at the end of its term—most often the sale of a property or moving it onto a longer-term mortgage. Lenders want to see a realistic plan; without one, borrowing is unlikely to be approved.
Do bridging loans cost more than a mortgage?
Usually yes. Rates are typically higher and fees such as arrangement, valuation, legal and exit charges can add up. If interest is rolled up, the total you repay grows over the term, so it is important to compare the overall cost, not just the headline rate.
Is a bridging loan right for me?
Bridging finance suits clear short-term needs with a realistic exit, not long-term borrowing. If your plan is uncertain, a remortgage, second charge or unsecured borrowing may suit you better. We will discuss the alternatives honestly before you decide.
Your home may be repossessed if you do not keep up repayments on your mortgage.
Securing previously unsecured debts against your home puts your property at risk. A longer repayment term may increase the total amount you repay.
Mortgage availability and suitability depend on your individual circumstances. An initial consultation is no obligation; any applicable charges should be explained before you proceed.
